Honest advice

Before You Call Anyone

Roofing is one of the few trades where the customer cannot see the work being discussed, cannot watch it happen and cannot properly assess it afterwards. That asymmetry is why the process matters as much as the price.

When it is not the answer: if you have had a quote you are happy with from a roofer who checks out, you do not need us to survey as well. We are happy to sanity-check a specification for free, but three surveys for a £250 repair wastes everyone's morning. Read our full guide to choosing a roofer.

Local knowledge

What We Look For on Basingstoke Roofs

A survey is only as good as the surveyor's knowledge of the stock in front of them. On a Basingstoke roof we already know what we are looking for before the ladder goes up, and it differs sharply by neighbourhood.

On the 1960s–70s overspill estates

In Popley, Winklebury, South Ham, Oakridge, Buckskin and Black Dam the first thing we check is fixing condition. Original iron nails corrode, and the tell is rust-coloured debris on the loft underlay long before tiles start slipping. We check the underlay for brittleness, the battens for moisture staining, and on South Ham and Popley Phase 1 specifically whether the property has integral flat roof sections above habitable rooms.

On the exposed southern estates

Brighton Hill and Kempshott sit above the M3 corridor. Here we go straight to the ridge, hips and verges, because wind uplift finds mortar bedding first. If mortar has been re-bedded once already, we say so and quote dry ridge alongside rather than selling the same repair twice.

Where trees overhang

Chineham along the Petty's Brook corridor, Oakley's woodland edge and Overton's riverside plots all need the valleys checking before anything else. Blocked valleys back water above the tile lap and are the single most common leak cause on those estates.

In Old Basing and Whitchurch

Conservation-area properties get a different survey. We identify the tile or slate type and origin for matching, check whether mortar is lime or cement, and flag anything that will need conservation officer discussion before we quote — because finding that out after the scaffold is up helps nobody.

The process

From First Call to Guarantee Handover

1. First call or callback

You speak to a roofer, not a call centre. We ask what you are seeing, when it started and whether it tracks with particular weather — which narrows the likely cause before we arrive. If it is urgent we say so and come the same day.

2. Free survey

Ladder access to the roof surface and, where relevant, access to your loft. We photograph everything and show you the images on the day so you can see the problem rather than take our word for it.

3. Written itemised quote

Within 48 hours. Scaffold, strip, disposal, membrane, battens, materials by manufacturer name, leadwork, timber allowance and guarantee terms — every line visible and priced. Nothing bundled into a single figure.

4. Scheduling

You pick a date, we confirm it in writing and we hold it. Scaffold, where needed, goes up the day before so nothing sits idle on your drive.

5. Access day

Scaffold erected by our local contractor, driveway and planting protected, skip positioned. Where a pavement licence is required from Basingstoke and Deane Borough Council we arrange it and factor the lead time into your start date.

6. The work

Standard hours unless you ask otherwise. If we find something unexpected we stop, photograph it, and agree the cost with you before continuing. Daily updates on anything longer than two days.

7. Cleanup

Site cleared every evening, not just at the end. Magnet sweep for nails across driveway and lawn, all waste removed, planting uncovered and checked.

8. Sign-off and guarantee

We walk you round the finished work, hand over the written 10-year guarantee, register manufacturer warranties in your name, and provide photographs plus a VAT invoice.

Timescales

How Long Each Stage Takes

StageTypical duration
Callback after enquiryWithin 2 hours, 8am–6pm Mon–Sat
Survey appointmentWithin a few days; same day if urgent
Written quote deliveredWithin 48 hours of survey
Booking to start date1–2 weeks; longer Oct–Nov
Small repair on site1–2 hours
Full re-roof, 3-bed semi4–6 days plus scaffold

Autumn is our busiest period as homeowners address problems before winter. Booking in spring or summer usually means a materially shorter wait.

Access

Scaffold, Skips and Your Driveway

We arrange scaffold and it is always itemised in your quote, never a hidden extra. On most Basingstoke estate housing there is driveway and verge space for both staging and a skip, so nothing needs to sit on the road.

Where it does — the older streets around the Top of Town, the historic lanes in Old Basing, and the village centres in Whitchurch, Overton and Kingsclere — a pavement scaffold licence or skip permit from Basingstoke and Deane Borough Council is required. We apply for it and build the lead time into your start date rather than discovering it on the morning.

Shared parking courts on Popley, South Ham and Black Dam need delivery timing agreed in advance so residents are not blocked in. We sort that with you before the day.

What moves the price

Worked example: A homeowner on Coniston Road, Winklebury called about a leak. Survey found a cracked ridge section plus six slipped tiles from nail sickness on one slope. Quote issued at £340 within 48 hours, booked for the following week, completed in a morning. Final invoice £340 — the quoted figure, because nothing unexpected turned up.

No deposit on repairs under £500. Staged payments on re-roofs with nothing due before materials are on site — an anti-rogue-trader safeguard we apply to every job. All prices include VAT.

Covering RG21, RG22, RG23, RG24, RG25, RG26 and RG28.

Guarantee

What Happens After We Leave

Every job carries a written 10-year workmanship guarantee, transferable if you sell — which is a genuine asset when a buyer's surveyor asks about the roof.

If a fault appears in covered work, call us and we come back and fix it. We do not argue about whether it is workmanship or materials — we resolve it first and sort the attribution with the supplier afterwards.

Key Fact: NFRC consumer guidance advises homeowners to obtain at least three written quotations specifying materials by manufacturer, to verify public liability insurance independently, and to avoid paying substantial sums before materials are delivered to site. Good to know

Living With the Work

External roofing work rarely disrupts the inside of your home. You do not need to be there, and normal life carries on beneath the scaffold. What you will notice is noise during working hours, occasional dust, and scaffold changing the light through affected windows.

We protect planting, cover driveways, and clear the site daily rather than leaving it until the end. Basingstoke's chalk downland position means quick drying after rain, so weather delays here are usually shorter than sites in wetter valley locations — though we always build margin in rather than promising dates we cannot hold.

FAQ

Frequently Asked Questions

No. Surveys and written quotes are free across Basingstoke and the surrounding villages, whether or not you go ahead. The only thing we charge for is a formal written inspection report, and that fee is credited against any work you book.

For a leak entering the house, same day — usually within two to three hours. For a non-urgent quote, typically within a few days. For scheduled work, one to two weeks outside the autumn rush and longer through October and November.

We stop, photograph it, show you and agree the cost before continuing. Our quotes carry a contingency allowance for minor timber work; anything structural is quoted separately with your approval first. You will never get an invoice larger than the quote without having agreed the difference.

For the survey, ideally yes, so we can show you what we found. For external work, no — we just need access agreed and, on some jobs, an outside tap or socket. We confirm in writing what we need before the day.

No deposit on repairs under £500 — you pay on completion. Larger jobs take a 10 to 20% deposit to cover material ordering, staged payments on re-roofs, and nothing at all before materials are on site. Bank transfer, card or cheque.

A written 10-year workmanship guarantee, manufacturer warranties registered in your name where applicable, photographs of the completed work, and a VAT invoice. On re-roofs we also hand over the building control notification.

Call us. We come back, look at it with you, and put right anything covered by the guarantee at no cost. We have never refused to return to a job where a customer had a genuine concern.
