How We Price Roofing Work

Every quote is built from four components: labour, materials, access, and disposal. Labour is priced by the hours the job genuinely requires, not by what we think the market will bear. Materials are priced at trade cost plus a stated margin, with every product named so you can verify it. Access means scaffold where scaffold is needed — and we will not quote ladder access for work that safely requires a platform. Disposal covers removing and legally disposing of everything we strip off.

What we never do is quote a low headline figure and add extras once the job starts. If we find something unexpected we stop, show you, and agree the additional cost before continuing. Your written quote is the price you pay unless you approve a change.

Why the Cheapest Quote Is Rarely the Best Value

A quote significantly below the others is usually achieving that by omitting something. Common omissions are scaffold, waste disposal, dry ridge systems, new battens on a re-roof, or breathable membrane substituted with cheaper bitumen felt. Each omission saves the contractor money and costs you either immediately or within a few years.

Compare quotes line by line rather than on the total. Where a quote is vague — "supply and fit new tiles" with no manufacturer named, no batten specification, no membrane detail — ask for the detail before comparing. A roofer who will not itemise is a roofer whose specification will not stand scrutiny.

Payment Terms

For small repairs there is nothing to pay until the work is finished and you are satisfied. For larger jobs we take a deposit of 10–20% to cover materials ordering, with the balance on completion. On extended projects we agree staged payments against defined milestones. We never ask for full payment before work begins, and you should be wary of any contractor who does.

Access is the biggest variable — a property with clear side access on all elevations is straightforward to scaffold; one with a conservatory, a narrow passage or overhead cables is not. Roof complexity is the second: hips, valleys, dormers and multiple pitches all add labour compared to a simple dual-pitch roof of the same area.

Condition of the underlying structure is the third and least predictable. On a re-roof we cannot know the state of battens, membrane and timbers until the covering comes off.
