📞 Call Now: 0125 624 2410Flat roofs fail in a small number of predictable ways, and which one applies decides whether a patch is sensible or simply postpones a replacement at extra cost.
When it is not the answer: If the covering is under 15 years old and the failure is one identifiable split or puncture over a sound deck, a localised repair is the honest answer at a fraction of replacement cost. Read the full guide.
Two systems dominate domestic flat roofing and they suit different jobs. Choosing correctly matters more than choosing the more expensive one.
EPDM rubber is a single-ply synthetic membrane bonded to the deck in one sheet. It is flexible, lightweight, quick to fit, and handles thermal movement without stressing. On a simple rectangular garage roof it is the sensible choice — a competent team fits one in a day and the guarantee runs 20–25 years. It is also less temperature-sensitive to install, which matters in a Basingstoke winter.
GRP fibreglass is applied wet as resin and glass matting, curing into a rigid seamless shell that bonds to every surface it touches — upstands, edge trims, outlets, pipe penetrations. Where a roof has complex detail, or where anyone will walk on it, GRP earns its premium. It carries a 25-year guarantee and tolerates foot traffic that EPDM does not.
What neither system will do is rescue a bad substrate. We strip the existing covering completely rather than overlaying — an overlay hides deck rot, adds weight to timbers that may already be marginal, and voids the manufacturer warranty on both systems.
This is the flat roofing challenge specific to Basingstoke, and it is not a garage roof. A significant proportion of the mid-1960s system-built housing on South Ham and Popley Phase 1 has flat roof sections that are integral to the building's design — part of the original structure rather than a later extension. Crossborough Hill, Western Way and Doggett Road all have examples.
These matter more than a garage roof because they sit directly above living space. When the original bitumen felt fails — and at sixty years old it has — water enters bedrooms and hallways rather than dripping onto a car. Many have been through two or three re-felts, each one delaying rather than solving the underlying problem of inadequate falls and an aged deck.
Our approach on these is GRP over new marine-grade plywood with falls rebuilt into the deck using firring strips. It costs more than another re-felt and it is the last time the roof needs doing. Typical cost £2,400–£4,800 depending on the number and size of the flat sections.
The newer estates carry a different flat roof profile: rear kitchen extensions and single-storey side returns built from the 1980s onwards, mostly with torch-on felt. At 20–35 years these are reaching the end of their service life. The failure point is almost always the junction where the extension roof meets the main house wall, where the original installer's upstand detail was marginal.
We rebuild that junction properly — GRP dressed a minimum 150mm up the wall behind a chased termination bar, rather than sealant relied on as a permanent fix.
Winklebury, Buckskin and Oakridge have hundreds of detached and semi-detached garages with original 1960s–70s felt. Several streets have shared garage blocks in multiple ownership, which complicates the decision more than the work. We regularly coordinate block replacements, issue a single quote and split invoices between contributing owners so no one is chasing neighbours for money.
Basingstoke sits on chalk with generally good ground drainage, which lulls people into treating roof drainage casually. Standing water is what kills flat roofs. We build a minimum 1:40 fall into every installation using tapered insulation or firring strips rather than relying on the membrane to shed water across a level deck. Every flat roof we install drains fully within 48 hours of rainfall.
Prices below include full strip of the existing covering, deck inspection, drainage falls, edge trims, upstands and VAT. Deck replacement, where the timber has failed, is itemised separately.
Shared garage blocks in multiple ownership are quoted as a single job with invoices split between contributing owners. Scaffold or edge protection, where required at height, is itemised separately.
Key Fact: Building Regulations Approved Document C requires flat roofs to be laid to a minimum fall of 1:40 at design stage, to guarantee an as-built fall of at least 1:80 after allowing for deflection and construction tolerance. We check the existing covering, probe the deck for rot and delamination, measure the current falls, and assess upstands and outlets. This determines whether the deck can be retained.
We recommend GRP or EPDM based on the roof's shape, use and access — not on which is dearer. The quote itemises strip, deck, insulation, membrane and trims.
The old covering comes off completely. Failed timber is replaced with marine-grade plywood, and drainage falls are built in with firring strips to at least 1:40.
GRP is laid wet and cures to a seamless shell; EPDM is fully bonded and mechanically terminated. We water-test the drainage before handover and register your manufacturer guarantee.

| Job | Typical duration |
|---|---|
| Porch or bay top | 1 day |
| Single garage | 1–2 days |
| Rear extension | 2–3 days |
| System-built integral sections | 3–5 days |
| Deck replacement | +1–2 days |
GRP resin needs above roughly 5°C and dry conditions to cure, which limits winter scheduling. EPDM tolerates cooler weather and is often the practical winter choice.
Most flat roofs are reached from a tower or ladder with edge protection. Scaffold is specified for: first-floor and above, any roof with a walk-on requirement, and anywhere edge protection cannot be safely tower-mounted - always itemised in your written quote, never a hidden extra, and we arrange it.
Most Basingstoke estate housing has generous verges and driveway space, so scaffold and skips drop straight onto private ground. The older streets around the Top of Town are the exception, with narrow frontages and controlled on-street parking. Pavement scaffold and skip permits go through Basingstoke and Deane Borough Council; allow a few working days on streets like Wote Street, Church Street, New Street where space is tight.
| Job | Typical range | Notes |
|---|---|---|
| Porch or bay top | £650–£1,200 | Minimum-job pricing applies |
| Single garage — EPDM | £1,200–£1,900 | One-day fit, 20-year guarantee |
| Single garage — GRP | £1,500–£2,400 | Rigid walkable finish, 25-year guarantee |
| Extension roof — EPDM | £2,000–£3,400 | Simple rectangular areas |
| Extension roof — GRP | £2,400–£4,200 | Preferred where upstands or outlets are involved |
| System-built integral sections | £2,400–£4,800 | South Ham, Popley — new deck and rebuilt falls |
Worked example: Three integral flat sections on a system-built semi on Crossborough Hill, South Ham: strip, new marine ply deck, rebuilt falls and GRP throughout — £4,100 including VAT over four days.
A 10 to 20% deposit on material order for flat roof work, balance on completion after the water test. Nothing before materials are on site. All prices include VAT.
Covering RG21, RG22, RG23, RG24 and surrounding postcodes.
GRP carries a 25-year manufacturer guarantee and EPDM 20 to 25 years, both alongside our written 10-year workmanship guarantee.
If a fault appears in covered work, we come back and put it right. No quibbling, no re-charge.
Noise during strip, and GRP has a distinct resin smell for a day that disperses quickly. Access to the room below is unaffected. You do not need to stay home for external work - we just need power and access agreed in advance.
EPDM installs in most conditions. GRP needs a genuinely dry window, so we schedule it around the forecast rather than pressing on and producing a finish that fails. Basingstoke sits on chalk downland at around 80 metres, so drying is quick after rain but frost nights run longer than the Hampshire coast.
"Our system-built semi had three integral flat sections, all original 1960s felt, all leaking into the bedrooms. GRP over new marine ply, falls rebuilt properly. £4,100 and the first genuinely dry winter we have had here."
"Kitchen extension roof had been re-felted twice by other firms and leaked at the wall junction both times. They chased a proper termination bar into the brickwork and dressed the GRP 150mm up. Solved."
"Four of us share a garage block and nobody could agree who organised what. They quoted the whole block, split the invoice four ways, did it in two days. £1,340 each."
A single garage costs £1,200–£1,900 in EPDM or £1,500–£2,400 in GRP. A typical extension roof runs £2,000–£4,200 depending on system and complexity. Prices include full strip, deck inspection, drainage falls and guarantee.
EPDM for simple rectangular areas like garages — cheaper, faster, and entirely adequate. GRP where there are upstands, outlets, roof lights or where anyone will walk on it. GRP also copes better with prolonged standing water if falls are marginal.
We do not overlay. It conceals deck rot, adds weight to timbers that may already be marginal, and voids the manufacturer guarantee on both GRP and EPDM. Every installation starts with a full strip.
EPDM 20–25 years, GRP 25–30 years, both with minimal maintenance. Traditional felt manages 10–15. Over a thirty-year period felt needs doing twice while either modern system is still performing.
Yes. Those flat sections are integral to the building structure rather than bolt-on extensions, so failure means water directly into living space. They need a new marine ply deck and properly rebuilt falls, not another re-felt. Budget £2,400–£4,800.
EPDM yes — it tolerates cold well. GRP resin needs above roughly 5°C and dry conditions to cure properly, which limits it to suitable weather windows between October and March. If your roof fails in December, EPDM is often the practical choice.
Yes, and it is much the cheapest time to do it. Rigid boards above or below the deck cost £28–£45 per square metre installed during a replacement. Where more than half the covering is being replaced, Building Regulations may require the upgrade anyway.
