📞 Call Now: 0125 624 2410Guttering failures show up on the wall long before they show up on the gutter. The question is whether the system is blocked, misaligned, or simply too small for the roof draining into it.
When it is not the answer: If the runs are sound and the only issue is debris, a clean at £80 to £150 solves it — replacing a working system because it needs clearing is money wasted. Read the full guide.
Roofline is the collective term for the fascia boards, soffits, bargeboards and guttering that finish the edge of your roof. They are usually replaced together because they interlock — you cannot properly fit new guttering to a rotten fascia, and removing guttering to replace a fascia means refitting or replacing it anyway.
The fascia carries the guttering. When it softens, bracket fixings lose their grip, gutters sag, joints open, and water runs down the wall instead of into the downpipe. The soffit closes the gap between fascia and wall and ventilates the roof void — when old timber shrinks and splits, you get uncontrolled gaps that birds and wasps exploit while simultaneously losing the controlled airflow the loft needs.
An honest note on capping. Some firms fit uPVC over existing timber rather than removing it — quicker, cheaper, and it looks identical on day one. It is legitimate only where the timber beneath is genuinely sound and dry. Cap over damp or rotten timber and you seal the moisture in, where it continues rotting invisibly until the rafter feet behind are affected. We only cap where we have inspected the timber and found it sound, and we will tell you plainly when it is not.
A surprising proportion of Popley Phase 1, South Ham, Winklebury and Oakridge still carries original painted softwood fascia and soffit from the original build. Sixty years of repainting has kept the visible face presentable while the top edge — the surface behind the guttering that nobody inspects — has been absorbing water from leaking joints for decades.
This is the single most common surprise we deliver in Basingstoke. We remove the guttering to quote a straightforward replacement and find fascia timber you can push a screwdriver through. On these estates, budget for roofline replacement alongside guttering rather than treating them as separate jobs — doing both together saves 20–30% against two separate visits with two separate access setups.
Where mature tree canopy overhangs — the Petty's Brook corridor, Oakley's woodland edge, Overton's riverside plots — the issue is often not that the guttering has failed but that it was never adequate. A great many replacement jobs done cheaply in the 1990s fitted 112mm half-round gutter with brackets at the maximum permitted 1.2m spacing and 65mm downpipes.
That system copes in light rain and overflows in anything heavier, which is precisely when overflow does damage. We specify 125mm deep-flow or square-line profiles with brackets at 800mm maximum and 68mm or 80mm downpipes sized to the actual roof area draining into them. The material cost difference across a semi is around £150–£250. The performance difference during an autumn downpour is the difference between a working system and water down your wall.
On the elevated southern estates, rain does not fall vertically during a storm — it arrives at an angle and overshoots gutters that would cope perfectly in a sheltered position. Deeper gutter profiles and correct bracket angle matter more here than anywhere else in Basingstoke.
The 1990s–2000s estates have uPVC roofline in generally sound condition, but the gutter joints are now 20–30 years old and the seals have hardened. The typical job here is not replacement but joint resealing, bracket renewal and realignment — £180–£400 rather than £1,000+.
All prices include removal and disposal of the old system, new brackets at correct spacing, sealed joints, and VAT. Fascia inspection is included whenever guttering is removed — we tell you what is behind there before quoting anything further.
Doing guttering and roofline together saves 20–30% against two separate visits, because access and labour are shared. We always inspect the fascia when guttering comes off and report honestly on what we find.
Key Fact: Building Regulations Approved Document F requires roof void ventilation equivalent to a continuous 10mm gap at eaves level for pitched roofs — a requirement frequently lost when old timber soffits are replaced or capped without ventilated strips. We remove a section of guttering to expose the fascia face — the only way to assess it honestly. Rafter feet are checked for moisture damage at the same time.
Pricing is broken down per elevation with colour choices, gutter profile and downpipe sizing specified. Capping is only offered where timber is genuinely sound.
Old timber comes off, rafter feet are treated or spliced where needed, and new uPVC is fixed with stainless steel screws into sound timber. Ventilated soffit strips maintain roof void airflow.
New brackets at 800mm centres with correct fall, sealed joints, and downpipes sized to the roof area. We water-test every run before we leave site.

We lift a section of guttering to inspect the fascia behind it. On Basingstoke's estate housing that is where the real condition question sits.
Gutter profile and downpipe diameter specified against your actual roof area, not the minimum that fits.
The old system comes off entirely — brackets, downpipes, connectors — and the fascia is assessed before anything new goes up.
New brackets at 800mm maximum centres, consistent fall to each outlet, joints properly sealed rather than push-fit alone.
Every run tested with water to prove flow before we leave site, then the guarantee issued.
| Job | Typical duration |
|---|---|
| Gutter clearance | 1–2 hours |
| Joint reseal and realign | 2–4 hours |
| Terrace replacement | Half a day |
| Semi-detached replacement | 1 day |
| Detached, all elevations | 1–2 days |
Guttering work proceeds in most weather — sealant application is the only step that needs a dry window.
Gutter work runs from ladder or tower on most Basingstoke housing. Scaffold is specified for: three-storey properties, the Buckskin maisonette blocks, and any elevation where a tower cannot be safely footed - always itemised in your written quote, never a hidden extra, and we arrange it.
Most Basingstoke estate housing has generous verges and driveway space, so scaffold and skips drop straight onto private ground. The older streets around the Top of Town are the exception, with narrow frontages and controlled on-street parking. Pavement scaffold and skip permits go through Basingstoke and Deane Borough Council; allow a few working days on streets like Wote Street, Church Street, New Street where space is tight.
| Job | Typical range | Notes |
|---|---|---|
| Gutter clearance, semi | £80–£150 | All runs, downpipes jetted, condition reported |
| Joint reseal and realign | £180–£400 | Where the system is otherwise sound |
| Replacement — terrace | £450–£750 | 125mm deep-flow specified as standard |
| Replacement — semi | £600–£1,100 | New brackets at 800mm, correct downpipe sizing |
| Replacement — detached | £900–£1,600 | Four elevations, capacity sized to roof area |
| Gutter guards | £10–£20/lm | Worthwhile near heavy tree cover |
Worked example: Full uPVC replacement on a semi on Coniston Road, Winklebury: 125mm deep-flow, 68mm downpipes upsized from the failing 1990s system, new brackets throughout — £890 including VAT in a day.
No deposit on gutter clearing or repairs under £500. Replacement work takes a 10 to 20% deposit on material order with the balance on completion. All prices include VAT.
Covering RG21, RG22, RG23, RG24 and surrounding postcodes.
The installed system carries our 10-year workmanship guarantee, with uPVC manufacturer warranties on the components on top.
If a fault appears in covered work, we come back and put it right. No quibbling, no re-charge.
A day of ladder work around the perimeter. We protect planting beneath the gutter line and clear all old material from site. You do not need to stay home for external work - we just need power and access agreed in advance.
Year-round work. Heavy rain actually helps — it shows us exactly where a system is overflowing before we specify the replacement. Basingstoke sits on chalk downland at around 80 metres, so drying is quick after rain but frost nights run longer than the Hampshire coast.
"Booked them to replace the guttering on our Winklebury semi. They took a section off, showed me the fascia behind it, and I could put my thumb through it. Full roofline in the end — £3,150 and worth every penny."
"Gutters overflowed every autumn no matter how often we cleared them. Turned out the 1990s replacement had used undersized downpipes. Upsized to 80mm and the problem simply stopped."
"Ours only needed the joints resealing and three brackets renewing — £280 instead of the £1,200 replacement another firm quoted. They could easily have sold me the bigger job."
£450–£750 for a terrace, £600–£1,100 for a semi and £900–£1,600 for a detached property. That includes stripping the old system, new brackets at 800mm centres, correctly sized downpipes and sealed joints.
uPVC fascia and soffit costs £100–£150 per linear metre fitted with the old timber fully stripped. A complete roofline package including guttering runs £2,200–£4,000 for a semi and £3,500–£6,000 for a detached property.
Only where the timber beneath is sound and dry — then it is a legitimate and cheaper option at £60–£90 per metre. Capping over damp or rotten timber seals the moisture in and the rot continues unseen until it reaches the rafter feet. We inspect before recommending either route.
Almost always undersized capacity or incorrect fall rather than blockage. Many 1990s replacements across Basingstoke used 112mm half-round gutter with 65mm downpipes, which cannot handle peak flow. Upsizing to 125mm deep-flow with 80mm downpipes resolves it.
Annually as a minimum, in late November after leaf fall. Properties near heavy tree cover — Chineham's Petty's Brook corridor, Oakley's woodland edge, Overton's riverside plots — benefit from twice yearly, adding a spring clear for moss and winter debris.
Not necessarily, but doing both together saves 20–30% because the access and labour are shared. If the fascia is already rotten, fitting new guttering to it simply means paying for the same access twice within a few years.
White is standard and suits most Basingstoke estate housing. Anthracite grey, black and woodgrain finishes including rosewood and golden oak are all available. The colour runs through the material so scratches do not expose a different substrate.
